This calculator gives an estimate using the standard reducing-balance method. Your bank's actual installment may differ because of daily interest calculation, rounding, insurance or other charges — confirm with the bank's official loan schedule before you sign.
How EMI is calculated
EMI stands for equated monthly installment: a fixed payment you make every month until the loan is repaid. Each payment is split into interest on the balance you still owe and a repayment of principal. Early on, most of the payment is interest; towards the end, most of it is principal.
The formula is EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months.
Worked example
Borrow ৳10,00,000 at 12% a year for 5 years. Here r = 1% (0.01) and n = 60, so the EMI is about ৳22,244. Over 60 payments you repay ৳13,34,667 in total — ৳3,34,667 of it is interest.
Ways to pay less interest
- Pick the shortest tenure whose installment you can afford — total interest rises quickly with length.
- Compare offers using total cost (interest plus fees), not just the headline rate. Use the compare mode above.
- Ask whether the rate is reducing-balance or flat. A 9% flat rate costs far more than 9% reducing.
- Make part-prepayments when you can, and check what the bank charges for early settlement.
Frequently asked questions
How is EMI calculated?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly installments. Banks in Bangladesh quote the annual rate, so divide it by 12 to get r.
What EMI will I pay on a Tk 10 lakh loan at 12% for 5 years?
About Tk 22,244 a month. Over 60 months you would repay roughly Tk 13,34,667 in total, of which about Tk 3,34,667 is interest.
Is a longer loan tenure better?
A longer tenure lowers the monthly installment but increases the total interest you pay, often by a lot. Choose the shortest tenure whose installment you can comfortably afford.
Does the calculator include the bank's processing fee?
Yes, optionally. Enter the processing fee as a percentage of the loan and it is added to the total cost of borrowing. The EMI itself is not affected, because the fee is normally paid upfront.
Why does my bank's installment differ slightly from this result?
Some banks charge interest daily, round installments, add insurance or charges, or use a flat-rate method. This calculator uses the standard reducing-balance method, so treat it as a close estimate and confirm the exact figure with your bank's loan schedule.
What is the difference between flat and reducing-balance interest?
With reducing-balance interest, each month's interest is charged only on the principal still owed. A flat rate charges interest on the original amount for the whole term, so the effective cost is much higher than the quoted rate suggests. Always ask which method the bank uses.
